There are still a few older (mainly older) people who don't have Internet access and still use alternative means like local newspapers, but according to Rightmove an amazing 93% of people do now go online to search for a house for sale. The speed, ease and accessibility of the Internet wins hands down over the dying newspaper advert industry that can only publish weekly updated adverts, which is totally inadequate in the 21st Century.

No - calling it costs the same as calling a geographical landline number beginning with 01 or 02.

Yes! Unlike some 'online agents' (who are basically just computer programmers looking to get into a growing market) we are a proper estate agency that has been in business 10 years serving clients across the country. We started as a traditional 'bricks and mortar' agent in Northampton in 2004 and we have (and still do) managed hundreds of properties in the town. We just came to the conclusion that the online model was the future and so have a developed a focus on being online and utilising technology to reduce costs to our clients. Yes, company accounts are no problem, and we have plenty of corporate customers, from social housing landlords to property developers. However if your company is an estate or letting agency we cannot list its properties on Rightmove.

Like all estate agents we're obliged to identify our customers by law, whether they walk into a high street office or do business remotely over the telephone or Internet. There are also ethical concerns - we would not like to put a would be tenant or purchaser in a position to be defrauded by somebody claiming to be something they were not. Browsers viewing our ads need to be able to trust that they are genuine.

It's as secure as the password you choose for it - we encrypt passwords on our server (even our staff can't see them) but if you choose a weak password your account could be compromised, just the same as on any other website.

We can and do advertise all and any type of property for rent or sale. Advertise a room to rent, advertise a flat to rent, advertise a house for sale, advertise student property for rent, advertise a park home or houseboat, advertise land for sale or commercial property - it's all the same to us: the same simple procedure and the same great service.

Yes, and depending on what service you take from us student property will also be displayed on the Rightmove Students website for no extra charge.

No, unfortunately not. In an ideal world you would be able to do this, but the portals we work with forbid it.

We send changes to our advertising partners as soon as they're made, but they will not appear online until those sites update themselves. Generally they do this every few hours, so a change made in the morning should appear the same afternoon.

The short answer is... very probably! The longer answer is that it's easier to list properties which DON'T require an EPC. These are: some HMOs (houses in multiple occupation, e.g. they are rented out by the room), places of worship, temporary buildings that will be used for less than 2 years, stand-alone buildings with total useful floor space of less than 50 square metres, industrial sites, workshops and non-residential agricultural buildings that don’t use a lot of energy, some buildings that are due to be demolished, holiday accommodation that’s rented out for less than 4 months a year or is let under a licence to occupy, listed buildings - you should get advice from your local authority conservation officer if the work would alter the building’s character , residential buildings intended to be used less than 4 months a year.

The published result of a test to ascertain the property's environmental impact and energy efficiency. An accredited Energy Assessor visits the property to gather information for assessing energy features, and generates an Energy Performance Certificate (EPC) using government-approved software. The assessment is based on the construction and type of dwelling and relevant fittings (heating systems, insulation or double glazing, for example).

It is not a structural or building survey, condition report or property valuation. An EPC should not be read as a comment on the overall condition of the property nor will it comment on the presence or otherwise of asbestos, high alumina cement concrete, additives including calcium chloride, or any building defects or hazardous materials.

It will also not cover items or problems in the property which would be picked up in a building survey, which may be costly to rectify, as these are outside the scope of the data collected.

If something is inefficient and could be further improved the report will recommend this - even if you have only recently done the work in question.

Even though an electric heating system may be 100% efficient at the point of use, turning all the electricity used into useful heat, it will still be more expensive for a home owner to run than a 65% efficient mains gas boiler. A gas boiler will have heat losses associated in converting the burning fuel into useful heat for the property, but these losses are outweighed by the lower cost of mains gas.

The rating shows the extent to which the element contributes to the fuel costs of the dwelling. If an element has an energy efficiency performance of 1 or 2 stars this means that it results in higher than average fuel costs for the property.

An EPC is required (with some exceptions) whenever a building is built, rented or sold.

Ten years, but we'd recommend having another test done if you carry out works that will change the energy performance rating during that period.
