Tenant References

We are able to reference tenants for all landlords - you do not need to have advertised your property with us first.

There is no charge to landlords for this service as the costs are borne by the tenants, unlike some high street letting agents who charge BOTH the landlord and the tenant.

The process is very quick and simple - within just a couple of clicks of your mouse you are done and the reference report will usually be back to your inbox in around 48 hours.

Our references are fully comprehensive and once passed will allow you the option of taking out rent guarantee insurance to give you total peace of mind.

Why Reference?

  • Know your tenant - are they who they say they are?

  • Affordability - can they really afford the rent?

  • Adverse history - have they got CCJs?

  • Rent guarantee - you can sleep at night

  • Employment - checks their job status and earnings

Comprehensive Reference Checks

Our tenant checking process is a comprehensive, complete tenant reference, carried out by a human being and not just a machine. Some agencies will offer a more basic 'credit check' service.

There are many differences between a basic credit check and a full tenant reference:

A credit check only shows if the tenant has any adverse credit history. It would not have a chance of exposing them posing as somebody they are not (identity theft), and would not show up bad tenants who cause problems for landlords but then jump ship by leaving the property before getting a CCJ.

A full tenant reference goes a lot further; it does check their credit history but also follows up on the information they supply to try and ensure they are who they say they are and work where they say they work.

The Comprehensive Tenant Reference provides letting agents and landlords with a full tenant or guarantor reference report within roughly 48 hours (subject to the response of third parties like employers/accountants and current landlords) which will address the key checks, provide information from referees and give a decision on the suitablility of the prospective tenant.
