Our top conveyancing tips will make your property transaction a lot easier:

  • Start early: For those of you selling a property we recommend arranging conveyancing as soon as you put it on the market. Doing this can save at least two weeks after an offer has been accepted. This could be a make or break time period that saves a sale from falling through. For those of you buying a property being legally prepared means your offer will be taken more seriously, and again it can save at minimum a couple of weeks on the journey to completion.

  • Go no sale no fee: Unfortunately around 33% of agreed sales fall through. By going no sale no fee you save having to pay two or more times over for conveyancing services you will use just once.

  • Respond promptly: Even a small delay in returning documents can result in quite a long delay further down the line, so always return documents to your solicitor as soon as possible.

  • If you property is leasehold: It's really important that you speak to your management agent to obtain the Leasehold Information Pack as soon as you put your property on the market. Management companies can sometimes take between 4-6 weeks to process your request. If you wait until the property is sold, this can cause a delay long enough to make the sale fall through.
