Modernised three floor, four bedroom end townhouse with uninterrupted view of Richmond park and large gardens.

Description

The property is one of 14 privately developed houses on this quiet cul-de-sac. This modernised, three floor, four bedroomed sixties end townhouse backs directly onto Richmond park. The property offers approx 1450 square foot of accommodation. It is on the bus route to both Barnes and Putney station taking you straight into waterloo within 23 minutes. The property is 2 minutes walk from Wimbledon common, and a 5 minute walk to Richmond golf club entrance and access to the park.

Ground floor:

Reconfigured ground floor with recent large modern high quality kitchen with hardwood flooring, spotlights to the ceiling, and bi-folding doors which open onto the decking area. Kitchen includes integrated fridge freezer and washing machine, gas hob, integrated oven and microwave. Large under-kitchen crawl space with considerable storage. Half size garage with space for motorbike, bikes, tools and outdoor gear. Cloakroom with toilet and sink. Modern boiler serviced in the last year, and gas powered central heating.

First floor:

Large very light sitting room with full width floor to ceiling glass sliding doors overlooking Richmond park, and decorated within the last 2 years. Additional room, currently used as office and spare bedroom.

Second floor:

Master bedroom with large fitted wardrobe and space for superking bed. Second double bedroom, and single bedroom room all with excellent bright and neutral decorative standard. Bathroom with overbath shower, and large skylight giving plenty of natural light.

Garden and parking:

There are large shared enclosed gardens which are maintained by a gardener. The garden perimeter is the Richmond park wall. Residents tend to keep to own parts of the garden directly behind properties. As an end property it benefits from side access to the garden. There is an additional large central grass space used for BBQ's with family and friends in the summer. There are many mature redwood and oak trees all around the garden, some of which are maintained by the Richmond park estate. There is ample parking for as many cars as you have, and friends/family when they visit or stay. If required, street parking does not require a permit or payment.

Exterior

The property has recently undergone renewal of weatherboarding last year by a professional joiner/painter, and had a new roof within the last 5 years which has a 25 year warranty. The garage door has also been recently painted. All windows are UPVC double glazed.

Owners notes:

We have loved living here with it's unrivalled access to Richmond park, Barnes, Putney and Wimbledon. Its rare to find somewhere so secluded, with such views, that is such a haven from the hustle and bustle of London yet so close to great amenities. Going for a run on Wimbledon common, or a bike ride in the Richmond park are easily done, without any travelling. The 72 bus stops outside the house to provide easy access to Barnes, Hammersmith, and shopping in Westfield, all of which we have made use of. The other residents are very friendly and helpful and we have made some good friends, which is rare in London. The property is very private and not overlooked so there is no need for curtains on the Richmond park side of the property in the living room. Due to the new roof and modern heating system we've found the property to be very easy and cheap to heat.

Local information

The property is at the start of the number 72 bus which means you always get a seat at peak time, and runs to Barnes to catch trains to London in 23 minutes, and then Hammersmith for the tube. The Roehampton central area is being regenerated at the cost of £1bn within the next 7 years. This will see redevelopment of shops, and housing near the property in Roehampton central, a 5 minute walk away. In many ways, the area is being overhauled, and this was another reason we bought the property in the first place as this was in the planning stages with the government. There is a local Waitrose a 2 minute drive. Direct access to the A3 takes you the motorway network in 20 minutes.
