GRADE II LISTED BUILDING KINGSWINFORD W MIDS - Conversion opportunity suitable for a range of uses including Residential, Retirement, Healthcare, & Offices (Subject to Planning)

Description

The former Broadfield House Glass Museum is located in Kingswinford approx ½ mile from the district centre. The property can be accessed from Compton Drive to the East, off the A491 and also from Barnett Lane to the West. The building is situated in a residential area of primarily detached houses with some semis.

Broadfield House is a Grade II listed building constructed mid 18th Century. It has been used as a Museum since 1980 until its recent closure, prior to that is was a care home.

It is a 3 storey (plus basement), brick building with an all-glass extension which was added to the rear of the building in 1994 for use as the museum’s main entrance and forms part of the Grade II listed structure. The building includes a former caretakers flat situated over two floors, part within the main building and part as a 1930’s extension to the south side.

There is also a Grade II Listed single storey building attached to the west of the main property; originally built as a threshing barn, it has more recently been used as a glass studio/workshop.

The site extends to 0.196 ha and provides off road car parking to the front and rear of the building. Access can be gained from either Compton Drive or Barnett Lane (subject to Highway Department consent for chosen use).

The freehold of the whole building is available, however the former caretakers flat is effectively excluded from the sale as it is occupied on a 125 year lease at a peppercorn rent. The remainder of the building is available with vacant possession.

The local planning authority has confirmed that that there could be in-principle support for the conversion of the buildings into a range of potential uses to include

• Residential

• Retirement and healthcare

• C1 Hotel/Guest house

• B1 (a) Offices

Discussions with the local planning authority have indicated that as a minimum, the buildings could be converted to achieve 6 apartments. Pre-application planning enquiries should be directed to the Dudley MBC Planning Department.

The building has been well maintained by the Council however prospective purchasers should undertake their own investigations as to it’s physical condition.

We are not aware of any contamination or poor ground condition affecting the site but as above, purchasers should undertake their own investigations site investigations and independently satisfy themselves as to the suitability of the site for any proposed use or future development.

All mains services are available to the property however it will be the purchasers responsibility to ensure that they are of adequate capacity to service any proposed uses.
